Stockstead is an educational modeling tool for comparing home-financing strategies. It exists to help you ask better questions — not to replace a licensed advisor. Every figure it produces is an estimate.

1. No financial, tax, legal, or investment advice

Nothing on this website — including calculator output, scenario comparisons, the Guide, the Notes (blog), or any email or message from us — constitutes financial, tax, legal, accounting, or investment advice. We are not your financial advisor, tax preparer, CPA, attorney, broker-dealer, investment adviser, or fiduciary. No fiduciary, agency, advisory, or client relationship is created by your use of Stockstead.

Before acting on anything you see here, consult a licensed professional (CFP, CPA, attorney, fiduciary advisor) who knows your full financial picture and can give advice tailored to your situation.

2. Results are estimates. Your results will differ.

The calculator uses simplified models of mortgages, capital-gains taxes, SBLOC interest accrual, and portfolio growth. Real-world outcomes depend on factors the model does not and cannot capture, including but not limited to:

  • Actual lender terms, rate locks, points, and closing costs
  • Your specific broker’s SBLOC margin-call, advance-rate, and maintenance-requirement rules
  • Your complete tax situation: state residency changes, AMT, phase-outs, carry-forward losses, ISOs/NSOs/RSU vesting, estate considerations
  • Actual future investment returns, volatility, correlations, and sequence-of-returns risk
  • Inflation, property-tax reassessments, HOA changes, insurance repricing, and maintenance surprises
  • Timing of transactions, market conditions on the day of execution, bid/ask spreads, and transaction fees

Treat calculator output as a starting argument with your advisor, not a recommendation.

3. SBLOC and margin-call risk

A Securities-Backed Line of Credit (SBLOC) is a form of secured borrowing with significant risk. If the value of your pledged securities falls below the broker’s maintenance requirement, the broker can — often with little or no notice — require additional collateral, sell your securities to satisfy the call, and/or liquidate your entire position at whatever prices are available at that moment. Forced sales may occur at inopportune times and can trigger large capital-gains tax events. Rates are typically variable and can increase during the life of the loan. Interest is generally not tax-deductible the way home-mortgage interest is. SBLOCs are not suitable for all investors, and concentrated or volatile portfolios compound this risk substantially.

4. Past performance does not predict future results

Any historical return, backtest, yield, or scenario presented by Stockstead (whether in the calculator, the Guide, the Notes, or any social-media post) is historical only. Markets, rates, and tax law change. A strategy that looks optimal in one regime may be disastrous in another.

5. Forward-looking statements

Statements about projected returns, future interest rates, future home appreciation, anticipated tax burdens, or any other future outcome are forward-looking and inherently uncertain. Slider values, defaults, and suggested assumptions are illustrative — not forecasts — and they carry no guarantee of accuracy.

6. Tax assumptions

The calculator applies federal long-term capital-gains brackets (0%, 15%, 20%), the 3.8% Net Investment Income Tax where applicable, and one state-tax treatment at a time. It does not model: AMT, alternative-minimum tax add-backs, wash-sale rules, cost-basis accounting choices (FIFO vs. specific-lot), qualified-small-business-stock exclusions, trust/entity treatment, residency-change transitions, underpayment penalties, or any foreign tax regime. Always verify with a CPA.

7. Third-party content, links, and affiliates

We may link to third-party websites, brokers, lenders, or tools. We do not endorse, monitor, or control those third parties, and we are not responsible for their content, accuracy, availability, terms, privacy practices, or anything that happens when you follow a link off this site.

From time to time Stockstead may include affiliate, referral, or sponsorship relationships. When it does, we will label them. An affiliate relationship does not change the numbers the calculator produces.

8. No offer, no solicitation

Nothing on Stockstead constitutes an offer to sell, a solicitation to buy, or a recommendation of any security, product, loan, insurance, or service. The calculator is a modeling tool, not a broker or lender.

Stockstead is designed for individuals who are residents of the United States, age 18 or older. Tax assumptions, legal references, and financial products discussed apply to U.S. law. If you access the site from elsewhere, you do so on your own initiative and are responsible for compliance with your local law.
